Is there a contract?
No. Month-to-month or annual — cancel anytime. Annual billing gets you 25% off and is billed upfront, but there's no lock-in penalty for cancelling.
What happens if I go over my unit limit?
We'll reach out before anything changes. You won't be locked out — we'll help you upgrade to the right plan. We offer plans up to 150 units, and custom Enterprise pricing for larger portfolios.
Do you charge a fee on rent payments?
Never. 0% platform fee on rent. Stripe's standard processing fees apply (ACH is ~0.8%, card is ~2.9%) — those are Stripe's fees, not ours.
How does e-signature work?
We use DocuSeal. You create templates once, then send leases to tenants with one click. No per-document fees — ever.
Can I switch plans?
Yes, anytime. Upgrade or downgrade from your account settings. Annual plan changes are prorated.
What is the Done-For-You Setup?
Send us your spreadsheet, CSV export, or just a list — we enter everything for you. Properties, units, rent amounts, late fees, tenant invites. Most clients are fully set up within 24 hours. Setup tiers range from $99 (10 units) to $799 (150 units), or custom pricing for larger portfolios.
Do my tenants pay anything?
No subscription. Tenants access the portal for free. If they pay by credit/debit card, Stripe's card processing fee applies. ACH (bank transfer) has a small ACH fee. You control whether those fees are absorbed by you or passed to tenants.
Is my data safe if I cancel?
Yes. You can export all your data at any time — payments, leases, tenant records — as a CSV or ZIP file. Your data is always yours.
